I'm Ryan Wessen. I started Concept Investment Properties because I'd seen too many investors lose money on property deals that looked great on paper and fell apart in practice. Overpriced sourcing fees, renovations that ran over by 40%, managers who vanished once the money was in.

I wanted to run this differently. So I do:

We operate on a joint venture basis. You invest alongside us into a specific property, with agreed terms, timelines and returns. This isn't a fund and your capital is never pooled.

We find the properties, run the renovations and take care of ongoing management. You provide the capital and we deliver the returns. Everything is backed by real property assets you can view in person at any point.

Our investment packages start from £25,000, though most investors typically participate at the £50,000–£100,000 level. We'll discuss the right entry point based on your goals during your consultation call.

Returns come through rental income, capital appreciation on sale, or a mix of both. The structure varies by deal and what we've agreed with you. Before you commit to anything we'll walk you through full financial projections so there are no surprises.

Mostly residential: terraced houses, semis and small multi-unit buildings across the Midlands and North of England. We look for properties that are underpriced because of condition, in areas where rental demand is solid and growing.

Most renovation projects run 3–6 months from acquisition to completion. Larger developments may take longer. We keep investors informed with regular progress updates throughout the process.

All investments are secured against real property assets. We provide full legal documentation, regular reporting, and you can visit any property in our portfolio at any time. We operate with complete transparency.
