Our Story
A disciplined approach to UK property investment
Concept Investment Properties was founded in 2024 with one aim: bring real discipline to residential property investment. Derbyshire is our home base, but we follow the numbers, not the postcode. That means buying below market value in regional UK markets where the entry price still leaves room for a strong return, renovating to a high standard, and handing over homes that tenants want to live in and investors are confident to hold. We run every deal on the BRR model — buy, refurbish, refinance — so capital can be recycled into the next project. In a short space of time we've deployed over £470,000 across four projects, with active investments in Derbyshire, South Yorkshire and Cornwall and a 26% return on our most recent flip (see 29 West Street). I wanted to run this the way I'd want my own money run — closely involved, conservative on the numbers, and honest when something doesn't stack up.”
Ryan has personally handled every part of residential property investment: sourcing deals, running renovations on site, managing lettings and arranging refinance.
